Hi, I have 3 tenants in my property. I'd like to evict one of them for different reasons to the other 2. Do  have to send each of them the exact same notice? They are on a joint AST.

You have to treat all of the tenants identically (as if they were a single "tenant"), so no. You can't serve any (valid) notice to just one of them.
