Can an AST be for one tenant (when property has two)?

Hi everyone, I'm new here.

I am just sorting out renting out my house (not using an Agent as I wanted to learn how to do it all myself and cut out the slimy middle man - having had to deal with a useless Agent before, on property I rented for a previous business - put me off them for life!).  I've been researching the net for the last month to find out everything I need to know and then found this site and this forum and wish I'd found it earlier (although it mostly confirms or backs up what I have already found out).

Anyway, to clarify my question...

I am going to be renting my property to a friend (trusted, although I know you 'never know', but I'm willing to take that risk) and he will be moving in with his girlfriend.

I was intending including both their names on the AST, but he would be responsible for paying all the utility bills and other usual things (we've agreed all this already).

So, therefore - am I ok to basically include just his name on the AST or do I have to include hers?  I'd rather just keep things simple and deal with him (in name on any forms, as well as directly) and she is more than happy for this too.

I hope that made sense - sorry if a bit unclear.

If you have two people signed-up on the AST you have two people who are then jointly and severally liable for when it goes wrong. Why would you not take the opportunity to do this? Your approach is not good for you.

That's great, thanks.  I'll include both.

I know, I know - 'Rule 101' and all that, but it's my decision and as with anything in life - we stand or fall by our decisions.
