Hi, under 7 Tenancy specific information (f) Circumstances when all or any part of the deposit may be retained by the Landlord:

What do you normally put in here if anything?

I put something like - "Any accidental or deliberate damage caused by Tenant(s) or their guests, not including wear-and-tear.
AST sections 3.2 (with specific consideration for 3.2.6 re. pet), 3.3, 3.4 and 5.1.
" - as appropriate, but that's just me.

What are in those sections of the AST you are referring to?

It's my own AST. Your sections would relate to your AST.

Sorry I meant want sort of things do you normally reference from the AST for damage.

Right, 3.2 in my AST is entitled "USE OF THE PROPERTY" and contains things such as, but not limited to - "Not to receive paying guests or carry on, or permit to be carried on, any business or trade on, or from, the Property." and "That all rubbish is stored in appropriate rubbish bins in a suitable place and be made available for collection." and "To park any cars in the garage or driveway or on the road directly within the house boundaries." ... 3.3 is "REPAIRS AND ALTERATIONS" and contains things such as, but not limited to - "To seek prior written consent of the Landlord for any redecoration." and "To replace all broken glass in doors and windows damaged during the tenancy with the same quality glass." and "To take all reasonable precautions to prevent damage by frost." - what you have in there would be up to you, but most standard ASTs would have similar things, then you reference the appropriate sections.
