Hi All,

Newbie here. Can I ask forum members if they have had any dealings (good or bad) with http://www.landlord-eviction-service.co.uk/  ?

I am evicting my tenants using this company, and have paid Landlord Eviction Service £600 by bank transfer, to handle the serving of notices, and court application, and TBH, so far, they have seemed legit..

I am told that they have received the fee, (although they did not send a receipt)  and that they have started the legal process, and that I will not / may not hear anything for ten weeks or so. Apparently the courts take this long to respond.

So I have no written confirmation from the court or this company that anything has been started. I'm a little suspicious that this company, although they appear to have a competent web-site, might NOT have done what they agreed to do, and in ten weeks or so, could just disappear.with my money, and I could find that I have to begin the process again. . Do the courts really  take this long ?

I've tried find out if Trading Standards have had any prior complaints about this company, but, as usual, TS don't answer the phone.

Up to 10 weeks isn't unrealistic.
You can simply call the court in your area and ask the clerk what the backlog is (better still go visit them, they usually are bored stiff and don't mind a chin wag with someone who isn't shouting at them.

A fellow landlord that I know has used this particular company before, I will ask him with regards to his own experience.

"This particular company" ? you mean-  Landlord Eviction Services? Run by Paul Ellis ?

I've still had no reply nor receipt from this company. Tenants say they've not received any comms from the court.

I have tried to  find out from the court if a claim has been started, but , of course, they can't tell me. Court now only have query  answering service by email, not in person or phone. . Have asked if there's any public accessible list so I can see if there is a possession claim started - NO they say there isn't that either. My experience is vastly different to AngryLandlord's.

Any advice ? Please

OK, The eviction company have now provided copies of the documents they sent to the court,
and the claim number. The tenants have today received letters postmarked as from the court, so it seem that my suspicions were unjustified. Thanks

Hi Jabbawocky
They should have given your tenants two months' notice - you should check that they have done so as otherwise your claim might fail. The timing between your first post and your last reply is only one month which is why I'm raising this concern!

Thanks, Duly noted. PS How much would a solicitor charge to represent me in court, for repossession hearing  ? They are quoting £160
