Rent arrears and issuing section 8

Oh dear, here we go again, I seem to have a property that is jinxed and find myself needing some guidance.
I have tenants on a 12 month AST that commenced on 9/7/16, the deposit taken was placed in TDS from the outset ( I use an agent to handle everything for me).  Unfortunately my tenants have not paid their rent for January or February, this is due on 9th of each month, despite reminder letters being sent at 7 days and  14 days after the rent  should have been paid. Phone calls are either being ignored or get the response that they will pay 'next week as we are waiting for money to come through'.
As I now have two months arrears can I now serve a Section 8 using grounds 8 & 10?  Also would ground 11 apply as these tenants were late paying in December as well.

I hope I've given sufficient information for you good people to be able give me guidance.

8, 10, 11 sure. Could do 12 if thinking laterally... but those should be enough.

Thank you for the confirmation, I'll get started on the paperwork. I think I will stick with 8, 10 & 11, although I've now found out that 12 does apply as the tenant has a cat despite there being a clause to the contrary - I'm not going to use that in the paperwork.

Would you tell us the procedure you went through? I'm in the process of doing this also.
I gave 2 weeks to vacate the property, but I think that may be invalid? they haven't paid their rent for 2.5 months. (And show no signs of doing it either).

Wonders will never cease! After a phone call last week when my tenants said payment will be made 'sometime next week', and a follow up call yesterday I am amazed to report that FULL payment was made this morning!  We shall see what happens when the next payment is due - I have a feeling that these tenants may continue to be problematic but I'm closer to their renewal date now!
Steve1000 I had only got to the point of sending three outstanding rent letters and had only just instructed my solicitors to commence proceedings, I haven't even had time to sign the appointment letter that my solicitor sent to me. Sorry I can't be of any help to you, but good luck with your own situation all I can say is try not to stress too much (I got myself quite worked up last year during a section 21 process that ended up in a bailiffs eviction).

I'm surprised at how time consuming being a landlord is! I'm learning that very quickly.

I wondered if you would be prepared to talk us through the section 21? If its something you don;t want to talk about then it's cool, I'll understand,
