Do i have to provide a secondary source of heating for my tenants???

Hi all,

My tenants moved in last year on an 12 month AST. When they viewed they noticed we had an open fire which we said needed checking if they wanted to use it. We have rented the house out for a few years and never received any complaints. They signed up and moved in the same day our old tenant left. They had the fire checked as we suggested and were told that it needed a flu liner. We said we would look into it but thought it would be too costly. We offered to block up the fire and fit a electric fire and gave them the option to end their tenancy.They refused all options. Several months have passed and they are still complaining about the fire. They are now withholding rent as they think they are entitled to compensation for lack of a fire and insisting we fit a flu liner. Do we have to do this?? Can they withhold rent?? Help!

to fit a class 1 (grade a) fluw liner would be about £220 on a standard two story house i would suggest doing this. although it may seen like they are holding you to ranson if they dont pay you and leave you run stuck.

If they are being bad tenants you can register them with www.uklandlordregistry.co.uk help stop other landlords having the same bad tenants.
