Hi, my 1st post. We've had a tenant in our house for about 4 years. We've had no problems with her at all for the entire time. Her rent has been paid every month without fail on the 1st. This month the rent hasn't gone in, we've contacted her at least 4 times through text and facebook (thinking if she'd changed her number then she'd get a facebook message as its stil in use). We've been to the house twice and no answer but we know she spends alot of time at her boyfriends.
We've been in the house today (we did tell her before we went in but no response) and found all the wardrobes empty, the freezer turned off, a few things were still there but it was mostly cleared. we suspect they were things she no longer wanted.
We have no way of contacting her to end the tenancy but also the estate agent we used to set the agreement up took the bond and put it in a deposit scheme. The estate agent has now ceased trading and we have no idea which scheme the money was put in.
How do we go about finding where the bond is and how do we end her tenancy legally without any contact details?
thanks in advance for help

Just read through the tenancy agreement and it was placed with depositprotection.com but we don't have an ID number. Surely they would have to contact us before the tenant could get their money back?

LORD LANDY

it is more than likely with the Deposit Protection Service although if the agent has ceased trading it is also likely he never deposited it and scarpered with the money- it seems to happen alot! just ring them and the other one you mentioned and make a claim to get deposit back on the grounds of abandonment.

if you suspect abandonment then you need to change the locks asap and leave contact details for the tenant at the property. but it sounds like theyve done a runner.  again extremely common even with tenants who you think are the "best".

check if bills have been finalised and take meter readings immediately so you are not liable for any of them. let power companies know the tenant has left if there are outstanding bills.
hope this helps
