Do agents take fees if rent not paid?

Hi, quick question - do estate agents take or charge their 10% if the tenants didn't pay rent as obviously they would take it out of the rent usually? Or would they bill you after tenants left?

Only asking as trying to suss out if I was charged correctly...

Depends on the agent and the agreement you have with them but I’ve had it linked to rent paid in the past (so if not paid it by the tenant the agent doesn’t get anything) but also had agents for bigger properties take the 10% fee up front.

You might also want to check who holds the deposit - if you ultimately use it to cover rent that was not paid then the agent will want a piece, and if the agent controls the deposit they will use the deposit to cover missed rent before covering repairs - to get their cut.

Hi, thankyou. I'll check the paperwork, I don't remember seeing it written that they would.

The bond is okay as that was provided by the council so all separate.

There were a couple of bills, gas etc that I just paid for separately (would have come out of rent if they'd been paying anything).
