Tenants friend moving in

Hi  all   I have four tenants living in my property who are now on a rolling contract and are all joint tenants. One of the ladies wishes to leave but has a friend who would like to take over her room,  Can anyone advise if I would need to issue a new six month joint contract or if I can amend and continue with the rolling contract they are now on.  Thanks

I'm no expert, but I'm pretty sure that in general any contract can be changed providing all parties to it agree the amendment. In the case of a tenancy agreement, this would normally be something like changing the agreement to allow a pet or something. But I'm pretty sure the same process can be used to change the parties to the agreement - you'd need the agreement of all existing parties (i.e. you, plus all the tenants) that one of the parties will be replaced with a different one. Oral agreement is permissible, but I think it'd be safer to get written consent - something like a sheet explaining the change to the contract, that all the parties (plus the new tenant) sign and date.
