Hi
I'm very lucky to have had tenants for the past 18 months that have been excellent. The rent has been paid on time and they looked after the property.  I'm in the process of separating from my husband and he is insisting that our rental property and family home are sold.
I am really sad to have to give them notice especially as I promises that it would be a long term let.

However emotionally I'm not in the right place to deal with the added stress of getting the property back. I was wondering if anyone could recommend a company who will do this for me?

I have been managing the property myself, they are now on a periodic rolling tenancy and their deposit has been protected.

Hi netlet, depending on the decency of your tenants, the stress of getting the property back may be minimal.  All you need to do is issue a 'section 21' to them which is a 2 month request to get the property back.  The stress would come if they refuse to leave after the expiry of the section 21 and you have to apply for a court order.  I would certainly issue a section 21 yourself as it will take about 10 minutes to produce on the computer.  There is a guide as to what it entails on the main site. http://www.propertyinvestmentproject.co.uk/blog/section-21-notice-of-possession-order-form/

I'm nervous about making a mistakes but I suppose I have no alternative - I have to give them notice. I believe 2 months is the norm. Their original contract was dated 28th of the month, the date the rent is paid . If I issue the section 21 on or before 28th July and ask for possession on 28th September is that correct. Should I do anything else?

Rules have changed and I've not had to issue one so I'd do a bit of research.  It can't be overly difficult to get the right dates on and that's the most important thing.  If you want proof of serving it post 1st class and get proof of postage, if you want to belt and brace it do it from 2 different post offices.
