Tenant Problem

A tenant has quoted a property is not habitual when it is, he has taken pictures before the property was cleaned and typed a full report a day after the tenancy start date.  The only major issue was some damp to the front bedroom of which he pulled away the wallpaper without our landlords permission.  He has gone to his solicitors and expects our landlord to cover his costs for this and the stress it has caused.  I had a contractor booked on the tenancy start date to do the fences, gate, gutters and re silicon the bath, he refused the access.  His complaint included these works, the landlord has offered to rectify the damp in the front bedroom but refused to give us access as I was going to accompany them in the property, he would like to be present and a cost to our landlord.  He has stated the costs could be £10,000 that our landlord will have to pay him, he is a bully and a professional fraudster as he had this intention before the start of the tenancy, he also did not view the property his daughter viewed at night time for 15 minutes.  The landlord has asked him to liaise with us as his managing agents and not to be contacted he is still contacting her (harassment) what we are doing now we are emailing him for access on 4th March to have the damp inspected with me accompanying he does not need to be present. 

Please can someone advise what we can do he will not go away quietly?

Umm I don't get the fact that there is you and a landlord??

You mention you are an Agent, but you are asking for advice like someone who is a novice? Is that fair to say?

The law is on your side too.

A house with known faults is never a good idea to let.

Stay calm, be professional, record your conversations, always have an independent witness with you. put it in writing

We are the managing agent and been given authority from the landlord to deal with all matter he is not co operating with this request or given the access required.  The property is in good condition just a bit of damp in the front room.  The tenant is going to extreme about it probably done this before.

No I don't get it still.

1. You say the only MAJOR problem was damp, now only a bit of damp.
2. You do not require access to clean gutters and mend fences and gates
3. How can the tenant take pictures before it was cleaned, if it was clean when he took occupancy.

Habitable, and Habitual are very different words, and your carelessness over this MAJOR issue, may indicate why you have a problem!

It's almost like you are just gearing up to recommend a Tenant referencing web site!
