i wish to increase the rent on my property where the short term agreement is past the 12 months ,
do i put it writing or change the agreement . many thanks

Assuming there is no rent review clause in your tenancy agreement, the usual advice is to send an informal email/letter unless you hhink the tenant will ignore it, in which case, use a s13 notice.
