Could you recommend me a rent guarantee with no excess. Thanks
I had problems with the previous tenants.

I am in the same boat. I purchase mandatory insurance, that is all. I do not care about how impressive a policy sounds... Insurance Companies always win, purchasers of their policies always lose. That is how it is all designed, after all. Otherwise the industry would not exist. It is a profit-making endeavour and they're very very good at it.

Practically all of the policies exclude the first months rent so that's tough.
I dont usually bother with such a policy.

I did however get into situation on a large income property which due to circumstances I was not 100% happy with went with a policy from Rent on Time (I really am not advertising - I have no connection at all to these folks) - my agent was able to reduce the fee as they have some arrangement with them (check out their fees).  They do not exclude the first month rent.

Amazingly despite my skepticism it actually worked.  Tenant bailed out, they continued to pay.
This was 4 years ago so cannot comment on recent performance.
