Hi everyone

Glad to find the forum, I have been scratching around for decent advice and it all seems to be here.  :)

A quick question - my tenants have been in situ for a month and have now made a request to move the rental payment date to one day later than the agreed date. I am happy to do this but do I need to re-issue a new tenancy agreement? My agent says I do not need to do this, but I should just allow them to pay 1 day late each month.

Call me paranoid (!) but I just wanted to check that there is not something untoward behind this ie is this a known scam among tenants? as I am now allowing them to pay late each month, would this go against me should we need to go to court at a later date?

Any advise would be appreciated.

Thanks
:)

I, on the other hand, have never allowed a movement of payment date... Tenants move in on a day of the month and that's when they pay their rent. To contemplate moving things is a recipe for confusion and argument... yes, it's simple maths you have to do when doing the initial move and the reconcile you have to do when they move on, but despite it being simple people still get confused and argumentative - seen it reported thusly so many times. So I politely refuse... Tenants should be able to manage their finances to handle a rent payment date that coincides with their tenancy. I've never had anyone ask me to move it by 1 day, though... for that request I'd probably be more relaxed (just never happened to me and part of me thinks it's even more odd).
