hello im looking for some advice for my cousin as I haven't yet had this problem.

she started renting out her first rental property in august this year and the tenants are constantly moaning about something new every week. they don't like the carpet, theres a small chip in the window ect

the most recent one is they cant have a shower for longer than 20 minutes as the water goes cold and they want this fixed ! now as far as I'm concerned who has a shower longer than 20 minutes any way? and the hot water comes from an immersion heater so in all honesty your not going to get much more hot water any way and they knew it was this type of shower when they signed the tenancy agreement.

she says that she feels that her letting agents are working for the tenants more than they are her and that they all they do is ring her up telling her that they're moaning again and she needs to do something about it.

what would your advice be regarding tenants and letting agents? ideally my cousin now wants to sell the property but the letting agents are saying she's not allowed to and tenants are refusing to let people come round to view even though some prospective buyer are looking at it as an investment and willing to let tenant remain! she really is stuck in limbo
