Current tenant vacating in 1 month, viewings ?

Our current tenant is leaving a 3 bedroom property in 1 months time. We have increased the rent to the correct for the area (£25 increase per month) but they have said it's too much and they are leaving. We have readvertised it at £35 more than they are paying and I think they are annoyed about it.

They are now being very difficult regarding viewings and we have had to cancel a viewing arranged for tomorrow. They are now saying that we are spooling their enjoyment of the property and have placed restrictive time slots for any viewings.

We have read quite a bit about this but was wondering if anyone has advice how to remedy this situation.

I am not sure you can go against their wishes.It may be in the contract that they will allow viewings in the final month,but it can be difficult to enforce.Can't you work within the time slots they have named?

I would personally not assume I had any right to viewings.   For the duration of the tenant's contract your property is their home, and any viewings should be undertaken only as and when they agree to them.

There is a boiler plate clause in most ASTs about having access for emergencies or with 24 hour notice, which has its place and is important. However  I really dont think this is in the spirit of bringing prospective future tenants in for a wander around someone elses home.

If you cant get your tenant on side, suck it up and wait until they have vacated.

Remember, it's a bonus if you have an accommodating Tenant who's happy to allow viewings (and not make them uncomfortable) when they're present - it's their home. You shouldn't expect this, that's for sure... always plan to not have it. No-one wants to see a property with the tat of other people in it anyway. Always best with a property as it would be for the incoming Tenants... this is part-and-parcel of planning your business, no Landlord wants an elongated void period, but you should plan for something, unless your property / area is very special (I suppose). How to remedy? Well, retract the rent increase, offer them some incentive, be nice... otherwise, suck it up.

We did offer to retract but they said no as we have put the rent up twice in 2 and 1/2 years. They are off, however they seem to now be more accommodating regarding viewings so all good.
