I like property

« on: June 04, 2020, 07:06:31 PM »

Hi
My tenants AST contract terminated in April 2020 and because of gov't lockdown for 3 months which started in March they asked to stay and we have agreed for the extra 3 months from March when they text us.
1.This is the third month now June, and we are worried that they are living in our flat without any contract. Do we need to give them a new short monthly contract?
2. Do we now need to review their stay very soon as the three months lockdown is easing
3. or is it legal for us to tell them to move out soon.
They have paid the advance rental payment in May for the month of June but what is our stand when they'll say they have not found any property to move into.
Please advise.
Many thanks
Cork

You mean the fixed term of the AST came to an end, right? In the absence of anything else that AST auto-converted itself into a SPT... exactly the same contract, with notice terms. You do not not have any contract. Fret not.
