Hello, can anyone help,
What are the landlords responsibilities for a commercial property where the tenant has a full maintenance lease, with regards to the electrical safety inspection of the electricity supply installation.
Is the landlord still responsible for this or is it down to the tenant as he has a full maintenance lease.
Can anyone give me the correct document to read please.

Any help would be gratefully received.
Thanks

The document you need to read is your own lease.

In a FRI (full repairing insurance) lease the tenant is responsible for maintaining the property.
When the tenant leaves the property (e.g. end of lease  the tenant is responsible for ensuring that the property is returned in full repair, with no defects or repairs outstanding.

Usually (always) if this is not done, the landlord is within their rights to charge the tenant for any repairs that need doing after they have left.

I have always asked for a valid electrical certificate when a tenant leaves the commercial property as condition of an assignment of the lease and this has never been refused.

Best of luck
