Hello, could you please advise whether I should be physically present upon signing of the Guarantor Deed by the Guarantor please and also whether the Tenant can actually be the witness to the signature? thank you very much in advance for your help

It should be witnessed by an independent Witness, I doubt the Tenant would make the grade.

Minefield. So many ways for a Guarantor to wriggle-out of their obligations if you've done just one simple thing wrong. I stay away from these if possible.

Everyone signing should be present, really.
