I've been dealing with a LA who has found some promising tenants but tells me he won't charge me anything, only the tenants.

Has anyone heard of this before? Too good to be true?

Anything positive-sounding that a Letting Agent says is very likely too good to be true. Be on your toes.

What % of rent though?

Anywhere between 3 and 15% could explain why?

I'm guessing you're talking about a tenant-find only service.

Yeah, a lot of agents do that, especially online agents. They advertise the service as "free" (for landlords), and say they'll market your property on Rightmove etc.
