so the tales of my frustration with renting carry on as we entered into a tenancy agreement AST (to start on 02/09/14) with a couple of girls in their 30s, joint tenants. we signed the contract, one signed and the other one did not.
They have turned around and said they no longer want to rent from us and will not be renting.
Would like to know where do I stand in terms of fees already paid (contract and agency) and in case I incur rent loss (though i am going crazy trying to find another tenant)

Well as long as they not signed, you haven't a contract. Only with the signature you have a contract. i see this as prepaid.

What have you agreed with your letting agents?
