Hi there, and sorry for the most basic of questions - where do I begin?

Basically I have just taken ownership of a shop, which has accommodation above it comprising three bedrooms, a shared bathroom and kitchen.

I believe that (as there are three individual rooms) it is classed as a HMO, but am not 100% sure, and not sure what the implications of this are.

The previous owner of the business did very little by the book from what I can tell, so none of the tenants have contracts, there is no gas safety certificate, there is no specific insurance!

I am the kind of guy who tries to do things right, so am hoping to make a fresh start by issuing contracts to the tenants, getting insurance and gas certificates sorted, renovating the disgusting bathroom, and generally giving it all a good clean!

I have a lot on my plate at the moment with the shop and the flats, limiting my time and finances - so I am hoping there is a step-by-step guide to complete newbies, but haven't found anything yet.

Any Advice?

well no-one is really going to spend all that time telling you all their secrets.

buying a hmo is like never owning a dog and then buying a fully grown rottweiler.
