Company Let …who paid up front ,but the tenant moved out early losing his job

I was not informed he had gone until I texted him as.a decorator was due this week.. after not being able to contact him for an hour he suddenly told me via text he had moved out. The company paid a year in advance as I was reluctant to do the let originally . There are 2 and half months remaining on the contract . He led me to believe he was staying and as a result I bought a shed for him and his bike just last month, The company contact was away in Canada and emailed to say it had been an  unexpected event and I could carry out the decorating and they would get someone to check the house for the remainder of the tenacy but I do not want to leave it empty. What are my rights?

If you have the rent and no damage has been done to the house,I am not sure what the problem is.I would let them check the place,and also arrange to inspect it yourself.You then need to decide if you wish to continue the arrangement if they offer to repeat it.

As long as you have the rent upfront, there's no problem 😌 Just make sure you let your insurance know that the property is empty and carry out regular checks. The other option is to find another tenant who can move in quickly then repay some of the rent to the company.
