Communicating with a tenant

Whilst I think we might all agree that a good landlord should normally keep out of a tenant's life entirely, this has to be reasonably balanced with a need to communicate occasionally.

Our preferred method is email for normal admin stuff as it seems the least intrusive given that it can be read at a time to suit either party and can be used as evidence. A phone call would only ever be considered in a situation reasonably classed as an emergency.

A third alternative is a text. Whilst these are more intrusive than email, we don't encourage their use. Are we failing to keep up with the times?

Depends on what you are after...if it's late rent then phoning the buggers up is the only way to go, short of a visit. 
I wouldn't leave that to an email or text or WhatsApp...

Why are you so concerned about intrusiveness? It's a business relationship, you would not be worried about intruding on your accountant?
Assume your communications are reasons and warranted...

I only ever receive emails and texts from my landlady. Emails are for when the entire household needs to be notified, and texts are for more personal matters. I would be happy with either of these, but a phone call might be a bit too intrusive in my opinion.

A bit of an odd topic really IMHO. 

What matters is which forms of communication media both parties are happy to use. 

My current tenant does not use the internet (I know unbelievable!) so texts are the most convenient and appropriate first point of call.  I have also known tenants who not prefer not to use a mobile phone so texts may not possible.  For some people the best way of speaking to them is either to write to them or go and knock on their door.

I prefer to text or email, but it is not just about what suits me.
