Carpet Replacement

Hi All,

I am a new poster here so bear with me if you will.

I have one property which was my parents home.  I have had the same tenants for nearly 20 years.  The tenants are elderly but the guy used to be a builder so we have come to an arrangement where he will do small repairs etc in exchange for a low rent as we live in Spain.  The other thing to bear in mind is that the rent is paid on time with no problems but they are dirty and the house is a constant mess.  It actually does upset me as this was my parents home but financially I have little choice to do anything.

Now I come to my query. He wants the flooring in the kitchen and dining room replacing which they do need because they are filthy....down to them.  I am reluctant to do so as I know within a couple of months they will be dirty again but it will have to be done.  What is the cheapest option carpet or wood looking vinyl?

Go for a decent vinyl. Carpet in a kitchen looks odd and is well-nigh impossible to clean. If they can't keep a vinyl floor clean that's up to them: it's their home. As long as they're paying the rent, all that matters to you is the condition of the property at the end of the tenancy.

I wouldn't put carpet in the kitchen but wondered about vinyl v carpet for din8ng room.

I'd still go with an appropriate vinyl, or a laminate. Is it a boarded floor underneath or solid concrete?

I'd suggest that for the relatively low cost of vinyl flooring (which can look good, and certainly serves a purpose in my opinion), i'd do it. Seems you have a good arrangement with the tennant, get paid on time etc etc.

How much does vinyl flooring cost with installation - £125? Maybe less?

Tennants certainly wouldnt be able to claim further down the line that any mess if not down to them.
