Tenancy Type Question - Help!

Hi there,   basically my partner has a rental property, but I have misgivings regarding the potential tenant.  The entire story seems shady to me, this person is wanting to move some 200 miles, will be doing some vague (I suspect not taxed) job, obviously would not get housing benefit to cover the rent amount and initially offered a guarantor.  I dismissed this idea as felt a sense of unease as the guarantor would have been technically liable for over half the rent by our calculations.

the prospective tenant has offered to pay the entire six months rent upfront, but for the life of me I can't seem to find a tenancy that could be used for this and am wondering if it is simply a question of altering the relevant section regarding frequency of payment?   My other concern is if the rent is paid in one go, does this affect the notice to quit period?

I may be being over cautious but although I rent out two properties myself so have a little knowledge, I have been lucky in that both of my tenants have rented from me for over 10 years, any advice or help would be most gratefully received!

I have landlorded for 22 years and have come to the decision that you should always go with your gut instinct. A standard AST agreement will cover your agreement if they pay 6 months in advance (are they paying 6 months plus a deposit? Or just 6 months) Forget your cash rich position on day 1 (please be sure to take cash/ bankers draft or cleared funds) at the end of month 6 you will have zero to hold onto. I get a little worried when people want to pay 6 months upfront, but I operate in crappy areas - I am always suspicious!
NB the guarantor is always responsible for ALL the rent
