Hello,
I had a sub-tenant residing with me for six months who is very threatening and verbally abusive. She had responded to my ad specifying single people only. Rent was to be monthly.
A few weeks after moving in, she said she had met someone, and could he stay as he had just left his wife. I agreed to let him stay in her room, rent free, until he got back on his feet. .....Her temper and I'll-manners quickly became more apparent, and indeed I was put ( not entirely due to this), on antidepressants and anti anxiety tablets.
In December, she flipped and handed me written notice to quit, however her partner then decided to sublet my second room, (rent to be paid weekly), which he did for a few weeks. More battles followed, and he gave up his room, having missed the last weeks payment, and moved back into her room, paying no rent.
Due to a massive argument between them, which mean't I felt I couldn't welcome a new tenant into the second room, I gave him 24 hours notice to leave. She had already said she would leave at the end of the month. This was on Friday. She was very angry, and said they would both be gone by Sunday night (48 hours).

She is insisting I cannot use the room once she has vacated it, as she has paid rent to the end of the month, ( she gets her deposit back tomorrow).
My question is can she demand access or demand a refund?
I am also not sure whether to officially record her harassment in case she continues to cause problems after leaving.
Has her tenancy officially ended once I return her deposit, and should I officially evict her under terms of her aggressive behaviour before the month ends?...As you can see...she has stressed me out a bit!

Thankyou in advance if you can offer any advice.

It depends what sort of a price you'd put on your peace of mind. Personally, for the sake of a couple of weeks' room rent, I'd give her the money and bid her good riddance.
