Can a landlord claim loss of rental income via TDS ?

My tenants negleted to tell me and my managment company that the balcony had a problem with pigeons and at the end of their tenancy they left leaving the balcony with a pigeon infestation. Balcony is covered in pigeon filth, droppings, feathers and two nests with fledglings.
I have arranged for a pest control company to remove and clean the balcony and I am claiming the cost of this which will probably go to the TDS adjudicator because the tenants say they are not liable. I have pictures of check in and check out. Additionaly I have not been able to rent the flat because of the state of the balcony and want to claim for loss of rental income. Can I do this by claiming against the deposit or is this not a TDS claim? Advice and guidance will be most appreciated

Not a TDS claim.  You would need to go through small claims courts or some level of legal action.

In my experience you will struggle to claim for loss of rent.

Many thanks for the advice. I will try the small claims court but I understand it's unlikely to get anything.
