Do i need building control sign off to rent/ do B&B

Hi all,

New to the forum and I have a question, we have recently had an oak framed double garage built with accommodation upstairs, we are in a rural setting and were thinking about using it to do a spot of B&B. We have had the building signed off apart from the structural calcs, the original builder has let us down and we are now going to have to get a third party in to calculate the figures at a cost of about £1500, which we can't afford at the moment. Does anyone know if this presents a problem, could we still go ahead with B&B regardless?

I guess it depends if the building is likely to fall down with guests inside. If it does, and the buiding doesn't comply then I imagine you could have a very big problem on your hands. Alternatively if nothing goes wrong, then everybody will be happy. It sounds as though you've approached this professionally hence the law of average says to me that the building is 'probably' fine. It's all about risk!
