HOW DO I GET RID OF AGENTS THEY BREACHED THE CONTRACT DONT WANT A LEGAL BATTLE

I AM NOT SATISFIED WITH MY LETTING AGENT THEY ARE NEGLIGENT AND HAVE CAUSE DAMAGES TO MY PROPERTY AND THREATENED MY TENNANTS HOW CAN I TERMINATE MY CONTRACT WITH OUT THE TRYING TO TAKE ME TO COURT

First, writing anything on the internet completely in capital letters comes across like yelling to people and most are likely to just ignore you.

Having said that, terminate the agreement you have with them, even if that means you might need to ask your current tenants to leave and re-advertise yourself. I'd advice against firing the agent while keeping the tenants they've brought into your property. It will cost you money and time, but in general I'd always say that it's best to walk away from a ruined business relationship.

A sideways view on Armin's advice.  This is people's lives we're playing with here and if your tenants are not part of the problem then accepting they have to be turfed out of their home because you have a problem agent is not really looking after your customers.

So if you have a positive relationship with your tenants at the moment, then trying to find a way to not have to evict them would be good.

There are some things an agent can do whihc will make the contract voidable immediately.  You don't give anough ack-story to help us judge.  So you could go for eith e the final written warning (if you don't stop doing bahaviour x, I will cancel my agreemnt with you) or straight to a letter saying you have terminated your relationship with them.  That letter should include:

+ You have terminated the agreement from date xx/xx/xxxx
+ List the things they did wrong to force you to make that decision
+ You require payment of the deposit money to you promptly so you can lodge it with a suitable deposit taker
+ They must cease rent collection immedately because you've now taken thet up directly with the tenant.
