I've received a request from the County Council for permission to install two ceiling track hoists, one in the dining room/kitchen the other in a bedroom, for use by the tenants disabled daughter.

Does anyone have any experience of this and what advice would you give?

Are these long term tenants who are there by arrangement with the council ? If so,and you are happy for the arrangement to continue,I would agree. This assumes they will pay for this, and return the ceilings to their present condition if the tenants leave.

They're private tenants in their first 6 months and no arrangement with the council that I'm aware of.
Yes the council will pay installation, removal and remediation costs.
I'm inclined to agree (I  also have a disabled daughter) but wanted to know if anyone has experienced or can think of any points to watch out for.
It is after all my primary source of income.

You may have this covered, but neglected to mention... but does that include any maintenance, or issues caused by faulty installation etc. etc.? If they're all covered then you should do this. It is the right thing to do, after all, and it's very likely you will have very long term Tenants... which is what most Landlords like.  Please remember to increase the rent modestly each year to ensure your income improves over time. Don't fall into the trap of keeping the rent the same for 10 years.

If there is any doubt about this, don't go for it... but I am quite sure the Council will be able to reassure you and I'm sure they're adept at handling enquiries, and expect them.

Quite apart from behaving decently in order to allow the tenants to live an easier life, the fact that they and the council have requested this suggests that they are looking to settle in and make it their home.Nothing surprises me any more about tenants, but you could have some security here for yourself. Jammy sod!
