Hypothetically, would you include the cost of a gardener into the rent?

I've been umming about this for a couple of weeks' now.  I've been an accidental for going on several years, and, touch wood, avoided any mayor probs.  The current tenants got a place I'd completely renovated - it was pretty tired - inc. immaculate garden.

Buying just to let, from start, I'd go for the minimal – a fence, grass, and maybe a small concrete pad for a BBQ.  Nothing more.  But as this was my first home, it has hedges, some small bushes etc etc.

I don't expect an 'Alan Tichmarch' effort, but the very least they could do is mow the grass.  Makes the street look scruffy.  And garden was mentioned in the lease.

Hence opening question?

Have you asked them to tidy the garden? If they refuse,you could explain that if you have to arrange a gardener you will be raising the rent to cover it.They may decline the increase,so you will then need to consider serving s21.

You can't let your property and demand that it's maintained as you would prefer. It's like selling it to someone, they'll live how they wish (pretty much).

I agree about the interior (within reason) but if the front garden is an eyesore it is reasonable to expect them to stick to the terms they signed up to.
