Broken Window

My tenant has informed me that the kitchen window of my bungalow looks like someone has thrown a stone at it or something and broken the outside of a double-glazed pane.  This could have been done by a stone being thrown or from a tire, although the property is at least 20 feet away from the road and is surrounded by walls and ironworks.  My question is who is responsible for the repair of the window?  She seems to think I am and I really am not sure.

You're responsible for the repair. Who'e responsible for paying for it is more complicated. But it doesn't sound like the tenants are at fault in any way. I think it comes under the heading "sh** happens" for a landlord.

Why are you not sure?

Don't you own the property? The Tenant is responsible for their own Contents and suchlike... and if you were sure, or they admitted, they broke the window intentionally (possibly even accidentally) then you could pin it on them, but otherwise..?

If the roof starts to leak - are you operating under the impression that the Tenant could pick up that bill too?

Surely you just need to think this through?

It's always a contentious issue, though.
If the tenant had moved out and left a broken window, how many landlords would make a deposit claim?

18m ago , 2 scumbags decided to go for a joyride in a stolen car. They rolled the car but escaped and ran off. In escaping from the police, they found themselves trapped in a back garden with no access to the front. They tried breaking a window to get through but it was wired glass. They ran off back the way they came.

We the landlord had to stump up the £140 for the window replacement.
