Tenant finding fee calculated on a national 6 month tenancy term

Hi All,

I have had several issues with my letting agent and I am not happy with the service they have provided.  I have decided to terminate and give notice to them to fully manage my property. The contract was initially 12 months but is now a rolling monthly contract. I would like to keep my tenant and read the T&C for termination. It states:

"Where you continuing letting to a tenant we introduced then you will be liable to pay us a tenant finding fee calculated on a national 6 month tenancy term starting on the date our agency ends with the fee becoming payable on that day.If the tenancy terminates sooner than 6 months after our agency ends then we will pro rota refund of the fee"

I currently receive £900 rent, net £800 ( minus management fees) what does the above mean ?How much would I have to pay roughly to keep the tenant ?

If its too much hassle then i will have to let the tenant go.

Simple; terminate the tenancy; the tenant moves out at 2359 hrs on the last day of the rolling 1 month tenancy and then moves in on a new tenancy at 0001hrs
The deposit is returned to the tenant who then gives it back to you for you to protect with mydeposits and for you to issue a new DPC and PI within 30 days of receipt.
LA are so easy to beat!
But you should NEVER have signed up to those conditions.
If you use a LA next time read their terms before you commit  and delete those you won't accept and if they won't play ball; walk away!!
