Regaining Possesion of My Property

  Tennants moved in March 2014.... had trouble getting rent all through tenancy . Contacted today and it would appear they have left the area...as a lot of "people" are after them . From what has been said they dont intend to return . All their property is still in House , most i suspect has been purchased from DFS ,,, Brighthouse ETC ... so not technically theirs.
What do i do ,??? to date i think (??) he would be happy to cancel our AST  of which i will as i am sick and want to sell the proprty... he has indicated he will return and pay owed rent (????.... !!!).... is there a form or Doc to Cancel AST ?/...and when or if can i change locks if they dont return and ideas re the proprty in the house ??

Try to get a Deed of Surrender signed.

Don't change the locks before this, or some other means of you confirming the tenancy has ended, don't get caught-out by falling into a trap of illegal eviction.

Likewise, don't dump furniture... try to get it collected if possible (unlikely, I assume) but do all you can to formally tell the Tenant that it is there for, say, 28 days for them to collect, otherwise you will dispose of it (and charge them for the pleasure, however, what you'll get back is dubious from the sound of it). Best if they come and take it away... even if just to sell or dump themselves... then your headache goes away.

Maybe tempt them back with that... "come back and collect your stuff, which you can sell, and we can sign the Deed of Surrender" then you can change locks???

Deed Of Surrender....is that an official form or can i compose it ??

Ah, but how would you compose something that you know nothing about, yet? Anyway, Google "deed of surrender example" and let us know if you have further issues.
