I have a DSS Tenant that after 2 years has become the worst possible tenant.  When I say worst this is how it started:

End of November we was notified that my tenant had moved his brother in.  To follow procedure we informed the Council which then put a stop on his benefit to re access.  Unfortunately I am not able to deal with the Council as due to there procedures they can only deal with the tenant.  I have had no rent for December and its looking that on the 30th January I will not get any rent again.

They have also been dumping needles in the back alley and rubbish in the garden and now the Council are billing me.  To make matters worse they are ignoring me and after me visiting the property yesterday they have a dog in the property which is doing its business all over the communal hallway.

Just to stick the knife in that little but more I've been informed the tenants girlfriend is prostituting and taking her clients there.

WHAT DO YOU SUGGEST MY NEXT COURSE OF ACTION IS?? Can I file a possession order now with them being in breach of the STA?

They're pretty significant breaches of any rental agreement out there, I would imagine... go for repossession.
