Rent is being paid a few days' later each month - what can I do?

I've had some tenants in for 8 months now, they recently signed up for another 6 months.  They seem to be fairly decent, and seem to be keeping the place in reasonably good condition.  I have one small problem though.  Each month, the rent is being paid 2-3 days later than the last.  Each time they come up with a feeble excuse as to why the rent is late - usually blaming it on the fact their bank isn't in the UK.  That doesn't wash with me - after 8 months they must have figured out how long it takes for the rent to clear and therefore should set up any payments to leave their account in time to arrive by the required date.  The agency has advised me that we can't be too OTT about this as it's only a few days and they do seem to pay eventually.  However, I want to nip it in the bud.  What would you advise I should do?  And what steps can I take, it any, should this problem continue?

MrsWW

Do you have anything in the tenancy agreement about interest chargeable on late paid rent?  If not, it'd be a good idea to get it put in.  We've only had to exercise it a couple of times but the tenants have paid up on time after that.

Thanks that's a good point.  Honest answer is I don't know but I'll check with the agency.  That might prompt them into action next time!

What a surprise, no such clause in the agreement.  I sometimes wonder what I pay the agency for if not to cover things like this! I'll be making sure it's in there in future!

MrsWW

Can't believe a "professional" letting agent wouldn't have a standard interest clause in their agreement.  That is absolutely shocking!

That would also irritate me.

I would get the agent to tell them to pay on time. That's their job- that's what you're paying them for! Agent's are meant to be making the whole process of letting easy and efficient for landlords.
