The house we bought had appliances which were obviously coming to the end of their lives, so have had to have a series of repairs since the tenants  moved in.  I have made myself available to let repairmen in so tenants have not had to take time off.  but now dishwasher is broken, engineer can come on Monday morning.  I really cannot get there...is it reasonable to expect the tenants to wait in this time?

It's your job. If you're lucky and the Tenants offer, or insist, they are there instead then that's all well and good. When my money is being spent on my asset I admit that I prefer to be there. Your comments "loads of breakdowns" lacks a bit of clarity to be honest.
