Assured Shorthold Tenancy Agreement Template in MS Word format?

Hi
I am in dire need of a good succinct 6 months Shorthold Tenancy Agreement for a residential 2 tenant letting.

I had a look online, and the one the government is suggesting is insane, with over 40 pages.

Most of the other ones (and I am happy to pay for it) come in PDF format, which does not allow me to tailor the AST for my requirements.

Has anyone got a recommendation for a good AST template in MS WORD format?

Take the time to create your own, based on examples you have seen. Then it will have exactly what you want in it, and nothing you don't. Why cut corners on the most important document relating to tenancies?

Open MS Word, start a new document, start typing or, at least, copying and pasting. Try to aim for a Gold Star from the Clear Engrish Campaign. Job. Done.

There are plenty on line which can be edited but you need to pay a few quid.  Having edited one for the property I let I can not imagine using a generic one.  If you dont understand what is in the AST as well as what isn't, there is a good chance it will end badly.

I think I paid a fiver or so for the one I downloaded.
