Lovely tenant wants to vacate property whilst I'm.on holiday

Hi everyone
I am very much a novice with a self contained 1 bed gf flat in a block of 8 in Swansea.
I used Open rent to advertise the property last year, do credit guarantor checks and draw up the tenancy  agreement and use a 3rd party for the deposit being held. They collect the rent on my behalf for a monthly £10 fee on a pay as you go basis.
My tenant has recently exercised a break clause within the first 10 months of the start of the tenancy. The tenant wanted to end the tenancy on the 13th of June and move out on the 14th of June. The tenacy start date was the 14th of August 2022. This would be fine, however I am on holiday in Portugal from the 11th of June until my return on the 23rd of June. I offered the tenant an earlier exit with a refund on any overpayment but this was not accepted. I then offered for her to stay for free from the 24th to the 23rd of June, do I can collect keys snd secure the property doing h&s checks regarding switching off utilities and taking meter readings. The tenant has accepted this offer but I wonder whether I am being naive. Surely if the tenancy is ended on the 13th  noone is vovered if anything goes wrong. Plus she may just move out on the 14th anyway. Also if she claims back her deposit, I am not around gor over 10 days to claim for any damage or clearance etc. Someone said to write a separate contract for this 9 day period,but is it legally binding. Openrent are not really that helpful as they are not there to provide legal advice.

OpenRent does offer a check-out service which you might consider. I haven't used it myself, but I have it in mind as a back-up in case I am ever in the same situation as you.

Or you could engage a local check-out agent your self. Many inventory clerks offer this service.
