Tenant moves in on a 6 month AST.

They pay the initial months rent and deposit up front (which is deposited with third party within 30 days).

They fail to pay the second months rent within the first 14 days of the second month, 14 days being the trigger point mentioned in my AST for escalating this.

As I understand it, using Section 21, the quickest I can remove them is at the end of the 6 months.

The altenative is a Section 8, which does not sound like an easy route, but would a section 8 get them out significantly quicker than if I just server them a section 21 before the end of the fourth month (so the tenancy lapsed after 6 months).

Is there any other way to get someone out quicker who starts paying and then stops in the middle of the AST ?

You could always serve both notices...

In any case, it depends on a few things, like how busy the courts are, if the tenant wishes to dispute the eviction (if you serve a section 8 ), and if the tenants vacate without force etc.

It's generally easier and quicker to serve a s21 and go down that path. However, even with a s21, your tenants might not vacate after the 6 months, and then you'll have to wait for a court hearing. The only upside here is that the judge will automatically give possession to the landlord, assuming the s21 was served correctly and the deposit was secured etc.
