Annual PAT testing - legal requirement?

Hi all,

The estate agency I am dealing with told me the following: We require all properties to undergo a check on wiring and major appliances every five years plus annual PAT testing on small appliances plugs and sockets. 

Is the above a legal requirement?

The last I heard it was not.

However it is in your interests to make sure that no one is injured or killed because equipment you provided was faulty.

That should be the reason you do this, not because of regulation.

No legal requirement and they are trying to make money out of you. Ask them for a form you can sign saying you indemnify them from any responsibility. I did that with a big Agent who once found me a Tenant. I thought I had a good handle on them by stopping them from mandating this craziness.

They got their own back by switching energy suppliers from under my feet... another sharp practice.

Electrical safety is done via a visual inspection - you can do it. If you have sockets hanging off walls, bare lives wires, frayed cables, circuits tripping all the time etc. then you have a problem.

The time will come, though, when it's a requirement that you pay someone professional to do this... the Sparkies have all seen the Gas Engineers living the high life for too long... they want in.
