S21...thought this was simple!

If I am serving a S21 and looking to undo any wrongs that may have gone before...am I right in thinking

I can serve an EPC as long as it existed before the tenant moved in, or, if they've been there a while, can I serve the one that is currently live even if it doesn't cover the day they moved in?

Re gas safety, I understand there was an important ruling that assisted landlords. Same question really, do I serve the current gas safety for the year the S21 is served in or a gas safety active from before they moved in or both? The S21 form you fill in makes it look like a fatal flaw if you say you haven't got all the certificates for every year of the tenancy? One presumes it's an old form and the judges know about the new rule?

And again, regarding the how to rent booklet, if serving before the S21, do I give the book that's current at the time of the S21, the book that was live before the tenant moved in or both?

Any clarity much appreciated

I'm not in error on any of these, but once I start researching I need to know and it's not overly clear, to me at least.

According to the regulations it just has to be "a valid certificate".
I can't be confident that a judge would take the same view.
