Hello
I am the landlord of a commercial unit in London.
The tenant has contacted me last week and advised they won't be reopening, and will be liquidating the company. It's a small Beaty care salon, a couple of employees, not a large company.
I asked what their intentions are with the lease and they advised they didn't know or understand.
I understand there is an option where they could assign the lease - I am fairly sure this isn't the case but I guess could happen.
What do I need to ask / tell them to do?! Do they need to write to me to surrender the lease and return keys etc?
I will look into insurance for loss of rent but I think it's unlikely there will be any success in causing them for overdue rent but how would I go about doing this?
Thanks is advance, hope my question is clear.

What does your contract says what happens if the tenant goes into insolvency or voluntary liquidation?

I am not sure I will look for this tomorrow.
