Please help

I moved house and rented my own property 6 months ago and i thought my tenants were lovely when i first met them but within the last few months they have shown a lot of aggression and swearing to most of our old neighbours.

To the point our old neighbours have asked us not to renew their contract but i am worried the tenants could turn on us or do damage to the house?

we have not used a letting agency due to the expense but i wish i had. Please can anyone give me advice on this sensitive subject?

hi slaney22, would give them notice. saying that you are going to sell property
due to financial difficulty,,. (white lie ). they should move out no problem with out
knowing the real reason,. went down the private letting route for a number of years.
no end of hassle. went to an agency in end,, lot less problems they ring agency direct.
you can increase rent slightly  cover part of agency fees.. hunt around for good agency.
ask other landlords if you can.. with all rules and regulations at moment it is a legal minefield
for private landlords. with agency they have experience in renting field. the law seems very much
on the side of tenants.
