Hi there, I'm new here and just wanted some advice re the best and most cost effective online letting agent. I've used upad twice and was happy the first time but due to overload of properties in the area I`m advertising in, upad hasn't worked in the 3 months for me this time and I'm being asked to make another payment now. I think it may be a time to go with another one as I would also like it to go on the portals as a `new`property. Any advice which online agent to go with?

Well, you've hit the nail on the head haven't you.  It's not exposure you're lacking, it's interest in your property.  Time to do it up or drop the price.

Well thanks for that bit of wisdom Riptide but in this case it doesn't apply! Its a freshly decorated flat and its on for slightly less than market value as I've dropped the price once already. As I said its just due to there being too much on the market in the area! Can anyone out there answer the question I asked re feedback on the online letting agents, from their own experiences?

Surely one online agent is the same as any other online agent if they advertise on the same, main sites.  Maybe it's time to try a real tangible agent with real people who can push your property to people that call in the office?

Or try the council, they have affordable housing teams that would guarantee a rent for a period ( Cornwall it's a 1 - 3 year initial deal with an option of 1 - 3 at the end)

The thread on this site deals nicely with the opinion of the author with regard to  rightmove & zoopla exposure.

Is there a free ads paper locally? I find these work well, also the free papers where you pay to put the Ad in yourself work well.

But I am with Riptide. Supply and demand means that you will let it for a price once that price is commensurate with the market, it can't be just below market if its not let in three months, there are better properties out there at same or less money, that is why it has not let, that I am afraid is a fact.

Hi guys. I'm sure you`re trying to be helpful and enlightening. Thanks but there actually ARE real guys at the internet agents answering enquiries, unless the calls come out of office hours whereby the enquiries go through online and are then sent directly to the landlord. I also firmly believe that internet letting agents DO work very well for landlords who are able to deal with enquiries and viewings themselves. I know why my flat hasn't let and have mentioned that quite clearly in my previous posts. I've been renting my property for over 10 years and its just a funny market atm (in central London), as current supply is exceeding demand. Its a high end flat in a smart expensive block with 24/7 concierge so it obviously isn't for everyone. Thanks anyway but my query was ONLY about online agents and was aimed at landlords who use them. I've found some info including a list of some of the online agents on this site but if anyone has anything more to offer about the choices of online agents please let me know. Internet selling and letting is the way forward for folks who have the time and aptitude to deal with enquiries themselves.

Do you have a boyfriend... no first things first, do you have a big mortgage!

I've no doubt that there is a real person on the end of a phone what I was pertaining to was a non online agent as in someone who see's the whites of a PT's eyes, woos them, gives them a bottle of water etc etc. I can't see how one online agent can be different to another if they all place adverts on all the same sites.

Why not try a High Street agent as they only get paid if they are successful in finding a suitable tenant? On-line agencies can be great when tenants are in plentiful supply but if there are not enough tenants and too many properties a High St agent can give you advice on whether it is priced correctly and must give you some extra coverage - better still its all free until you say yes to a tenant.....

I am in SW London and have found that we are simply not experiencing the same number of enquiries as we did just a few months ago so there is an oversupply of property and tenants are being choosy as well as making offers below the asking price.
