Advice needed for Assured Shorthold Tenenacy Agreement

Hi

I am a landlord and my current tenant has a 6-month Assured Shorthold Tenancy Agreement.  The tenancy will end on 28th June 2013.
I am in the process of establishing whether the tenant wishes to stay on for another 6 months.  If the answer is yes, would I still need to serve a Section 21 Notice to the tenant and will I still have to complete a check out at the end of the current tenancy agreement or would this just be delayed until the further 6 months if the tenant wished to stay on for longer?

The contract was drawn up by an agent, who I have since severed chords with due to their complete unprofessionalism and inability to provide the requested information on time.  This means that I will have to perform the check-out myself, even though the inventory and schedule of condition was carried out by the agent.  In which case, how do I measure the extent of damage caused (if any), in other words, what constitutes as 'general wear and tear'?

Did your previous agent take any photos or video when doing the check in? General wear and tear would include things like dirt etc. You just want to be looking out for physical damage ie holes in walls. Burns in carpets etc. Things that cant be cleaned. Use common sense.

You would be best issuing another AST with your details on informing the tenants that the previous agent is no longer their point of call. If they want to stay you do not need to issue a section 21 notice or checkout. You may want to carry out an interim inspection for yourself and get photos of the current state of the property.
