Hi Guys,
We have a tenant who's electric sockets are not working. We're prepared to look at the problem on the proviso the tenant is present as he's been acting up lately and is behind on with the  rent top up.He's told us to F*** O** which isn't very nice. What would you suggest our next move is as we're reluctant to go in the house without his presense. He's coming to the end of a 12 month AST so we've served him a section 21 notice to quit.

Do as the man says I guess.  Did he tell you to go forth and multiply in writing by any chance? (text etc)

He didn't reply in writing or txt, just verbally. He doesn't respond to texts or phone calls if I try to contact him. I post correspondence through his letter box and take a timed photo for POD.He's on drugs and is acting erratic.

You must be mad to even contemplate going into the house.
Getting stabbed by a tenant on drugs is a pretty unfortunate way to check out..!!!

I can only imagine you are even thinking about this in case he gets electrocuted and someone blames you as the landlord??

If thats the case then do as you are and send some letters (which he will ignore) or better still get the agent to do that if you are using one (assuming they don't charge you).
Make sure the letter states clearly the number of times you have tried to get access etc i.e. A one sided conversation.

Don't go anywhere near the place.
