Anyone had a difficult tenant who wouldn't allow access for a gas cert/maintenance?

If so, how did you get around it?

My advice is generally, give the required notice that you are entering and accompany the workman but what if they have changed the locks/have an aggressive dog etc?

I am asking this to obtain other peoples experiences, not specifically advice.
