Rent Increase - changing from fixed term AST to month to month rolling

My tenant is coming to the end of a 12 month fixed term AST agreement.  He wants to continue renting the property and I understand that it is better to say that we will continue on a month to month rolling contract (rather than offering him a new 12 months fixed term contract)..  He has just agreed to a rent increase.  If I say that we will continue on a month to month basis, on the same terms and conditions, as are in the fixed term contract he signed originally, then how do I handle the rent increase? Will it be sufficient just to get him to sign a separate amendment letter?

Yes, a separate amendment letter will do nicely if the tenant has countersigned it.

You don't even need a letter. If it's done by agreement, which it has, then simple payment of the new rent establishes it. If you want to document anything, just have an email exchange.

I just email 2 clear months ahead to advise a rent increase.I give the date by which they need to change their standing order,and say that unless I hear otherwise.I will assume they are O.K.with that.I have never had anyone refuse,but I do make very modest increases.

And this is already agreed the OP says... one assumes verbally or via SMS or email or Whatsapp... it's a done deal, one really don't think there's a need to get all formal. One should just assume it'll happen...
